Lighting Fixtures Complex-Wide Starting June 2023

Approval and contract awarded to Andrews Electrical slated to start in June 2023, replacement of lighting fixtures, poles, car ports to provide a much safer environment and one that is equally environmentally-friendly and a long term fix.

East Wall: This project includes enhancing the wall on the east side fo the Plaza Complex, this may be an additional fence barrier on top the existing wall, or just extending the height of the current wall.

Access System Replacement

  • For 2022, our Capital Budget allowed for the replacement of our current access system. The IT Committee had already developed specifications, and wish list for the new system. In August after a collision with the front gate panel, we learned that our current system was on the verge of complete failure due to its age, lack of software support, and the server the operates it.
  • This accelerated the urgency of moving the project into implementation, which was discussed at our August Board of Directors Meeting. A week ago, the death blow was struck to our system, when an electrical event (suspected lightening) destroyed all of the control panels for the system. The Board of Directors approved a proposal to replace this entire system at an emergency meeting.
  • You will notice that some fobs are not working, access points are out of service, and malfunctioning with the front gate. The construction of the new system will take place with an emergency timeline in place.
  • Some good news, a large portion of the system will now be covered with insurance. More good news, is the features the new system will contain;
  • Current front gate "clickers" will continue to work with a slight upgrade.
  • A sticker can now be placed in the windshield of a vehicle to open the gates upon approach.
  • Access points can be opened with the Bluetooth on your smart phone.
  • New updated fobs will be issued, but in the meantime the old ones will continue to function.
  • A new panel at the front gate with modern technology.

Painting of Complex Completed April 2023

Painting project has been completed which includes all buildings and surfaces. New garbage encloser slats added and painted, as well.

Video System Replacement/Upgrade

Summary: The Board of Directors has accepted a bid for the replacment of our current video system.
Anticipated Cost: $11,500Funds are included in our Capitol Fund for 2022
Timeline: January 2023
The Board accepted a proposal for the complete replacement of the current video system. The new system will allow video to be stored in "the cloud," and the ability to add additional cameras to enhance safety and security within the Plaza. The new HD 4K Cameras will provide a larger field of view, enhanced resolution, and improved night vision in the areas in which they are placed.

Pavement Repairs

Completed September 2022 - Holbrook Paving recently completed a project to repair, seal cracks, sealcoat, and re-stripe our roadways and parking lots here at the Plaza. With the exception of some minor punchlist items, this project is complete.

Flag Pole Relocation - Replacement

Completed September 2022 - A new, 35 flag foot pole was installed in front of the clubhouse, making it more visible at the main entry. The old flagpole at the northeast corner of the complex was removed in March 2023.

Pool Deck Refinishing

Completed July 2022 - Through normal wear and exposure to the elements, the pool deck required refinishing and maintenance. A project was compelted to resurface the pool deck and reseal all seams, and drain channels cleaned.

New Mailboxes - Roof Extension

Completed July 2022 - The Plaza had to undertake a mailbox replacement project to meet USPS Guidelines, which require one parcel box per 16 mailboxes. To accomated the additional mailboxes, the roof had to be extended to cover them.
Cost: $72,000 Funds are included in our Capitol Fund for 2022

Fitness Center -Clubhouse Improvements

Completed July 2022 - Several new items were added to the Fitness Center and Clubhouse. The Board of Directors authorized $15,500 for this project, we ended $500 under budget. In the Clubhouse we upgraded the TV and replaced tables in the conference room and business center. In the Fitness Center a new multi trainer machine was purchased, 2 TV's added, and several other items purchased.
Cost: $15,500 Funds were utilized from unanticipated revenue.

Drip Irrigation and Granite Upgrades

Completed July 2022 - The current drip irrigation systes which provide water to the plants in the Plaza were being replaced, along with all new granite in landscaping.
Cost: $106,257 Funds are included in our Capitol Fund for 2022

Re-webbing Pool Furniture

Completed September 2022 - The loungers in the pool area, were all upgraded with new mesh. Due to the amount of direct sunlight this furniture has, its life span is limited. This is more cost effective than replacement of the furniture.
Cost: $4,500 Funds were included in the 2022 Operating Budget

New Website - Survey Monkey
